Managing my mortgage

As a responsible lender, we need to understand the reasons for you obtaining a second charge before we provide any consent.

Details of any early repayment charges that may apply will be in your latest mortgage offer. Your annual mortgage statement will also show any early repayment charges that may apply at the date of the statement.

On the day of completion we'll send your first payment notification, in writing with your welcome letter. This will tell you your first payment date, the amount to be paid and when it will be collected.

Our Tariff of Mortgage charges provides details of all fees that may be incurred during the life of your mortgage and is available on our Documents page.

If you're removing a director from the mortgage, unless you confirm this in writing , the personal guarantee will remain in place for the outgoing director.

If you're adding a new director to your mortgage we'll need to complete identity verification checks. We'll also need a personal guarantee to be signed by the new director.

Unpaid Direct Debits could cause your mortgage to fall into arrears, so it's important to make your payment as soon as possible. This could also have a negative impact on your credit file.

If your mortgage has been submitted under a limited company the payment must be paid from the limited company bank account.

If your mortgage is affected we'll write to tell you about the change to your interest rate and any impact this may have on your monthly payment ahead of your monthly payment due date. We'll change the interest rate on tracker rate mortgages with effect from 1st of the month following a Bank of England base rate change.

To keep things simple, we'll take your monthly payments by Direct Debit from the current account you confirmed to us when you applied for your mortgage.

This will depend upon the mortgage product you hold with us. Please refer to your mortgage offer document.

Should you wish, you're able to make regular or lump sum overpayments to your mortgage. An early repayment charge may apply if an overpayment is made within an early repayment charge period.

To make an early repayment, you'll need to confirm that:

  • you're making a payment to repay the mortgage, either fully or partially
  • you wish us to use that payment to reduce the capital balance.

If we don't receive the information above, the overpayment won't reduce your mortgage balance or cause a change to your monthly payment.

As an intermediary only lender, our mortgage products are available exclusively via mortgage brokers. Visit unbiased.co.uk to find an adviser in your local area.

If you plan to alter the property, or sell part of the land, you must first obtain our consent. A valuation will need to be undertaken to determine the value of the property after the proposed changes, the cost of which you'll need to cover. Depending on the loan to value after alterations, you may need to reduce your mortgage balance to maintain the original agreed loan to value before giving consent.

Getting a mortgage

We try to limit the amount of documentation we ask for, if we do need any documents, we'll let your broker know.

If your circumstances change you should let your broker know so they can speak to us on your behalf.

We accept applications on the following property types:

  • standard single dwelling houses
  • flats
  • maisonettes
  • houses in multiple occupation (HMOs)
  • multi-unit freehold blocks (MUFBs)

Additional property criteria will apply and your broker will be able to advise you on these.
